Home Inspections - Are They Worth It?

Many clients complain about the cost of inspections. Simply because of all of the costs associated with a home purchase.
To put things in perspective, you are purchasing a home that costs several hundred thousands of dollars.
Even if you spent $1000 total on all inspections, by doing so could save you the unexpected cost of thousands of dollars out of pocket down the road.
Home ownership does come with a price tag. It certainly has its perks but it also has some down sides.
Home ownership does cost money to maintain. Are you prepared?
Many times the inspections will allow for the renegotiaton of the contract to either reduce price, have seller pay for costs of repairs or replacements and/or at the very least split the costs with the buyer and/or walk away from the contract if no resolution can be found.
Always use a licensed and insured inspector.
Major issues of repair but not limited to: Roof, Foundation, Electrical, Water Pipes, Heating & Air, Windows, Sewer.
Termites can cause major damage and should always be a major concern. Many times termite damage is not readily seen. Another reason for a professional termite inspection.
If home is on a hill or slope you really need to have soils and grounds and/or at the very least a foundation inspection.
See any water damage? Mold is a major consideration. Very Costly to remedy in many cases and sometimes will raise insurance rates and/or be denied for insurance.
Cosmetics are easily dealt with. Paint, flooring , curtains etc.
Most defects can be repaired and addressed. At issue is the cost involved. Just stay informed. Listen to your gut feeling. Have a seasoned professional Realtor assist you.

Competitive Markets - Winning Techniques Still Needed! By Elli Davis

Knowing the real estate crisis, you may believe buying your desired property is piece of cake. But you may be surprised - there are properties, which are so unique and/or the conditions are so excellent, that you will find yourself in battle with half dozen of serious buyers. What to do to be the first one?
First step: Get prequalified
Prospective clients who can get prequalified for a bank loan always have a better chance of getting the deal than applicants without a proper financial background. Don't leave the seller in doubts about your financing. Without this, all the following tips are useless.
Second step: Explore what the owner wants
Try to find out about the seller's expectations, as it would be a waste of time if there were some details that you were not able to meet. It is therefore advised to find out all the conditions accompanying the sale of a property you want to bid on. If you cannot accept them, walk away. However, if you can satisfy all the requirements, contact your realtor and ask for help writing a letter to go with your bid. This will give you an opportunity to present yourself to the seller and enhance the strong points of your offer.
Third step: Price, price, price...
Now it is important not to propose an offer that is significantly below the fair price of the home, as this would probably make you an unsuccessful candidate and the seller would choose another buyer. Once you damage your reputation, it is not improved even after bidding a higher offer later. It is recommended to bid about $1,800 to $4,800 more than the highest expected proposal. Let's say the highest bid is thought to be $470,000. Adjust it to to $473,164 - don't limit yourself to an even number!
Fourth step: Down payment
The usual, best looking amount of the down payment is between 10% and 20%. Later it is often possible to talk about the precise down payment price with the seller again, after you have closed the deal. The most important thing is the amount you pay when the deal is closed so that you look like a trustworthy buyer.
Fifth step: Another deposit
The following tip might look a little too determined, but it may help you a lot. Pay the earnest money deposit as high as you can afford, as part of the down payment. The earnest money deposit would be lost if you change your mind later and decide not to go through with the deal. It doesn't matter to you anyway, because the earnest money deposit is the ground of the down payment in any case, but for the seller it means a lot. That way the seller knows you are for real. This means that the earnest money deposit serves as a measure of your real interest in buying the home, regarding the fact that after signing the contract, you can usually change the amount of the down payment. You have to understand, that especially exclusive segments, like luxury homes, are quite sensitive to your ability to pay when needed. This can calm them dawn...
Sixth step: Be a gentleman
In the summary accompanying your offer, offer a free-post occupancy agreement to the seller in case they need a some time in the property after it's been sold to settle their affairs. Normally you would negotiate rent, but giving the option of free occupancy for a short period of time might be the detail that decide whether the seller will go for your offer or not.

Condos With Low Maintenance Fees By Joy K Paterson
Buying a condo essentially means buying into a low maintenance way of living. Condos can be an affordable and stress free way to live as each month the owner pays a maintenance fee to cover certain common costs of the building. While having a low maintenance fee is ideal there are other factors to consider such as what is included in the monthly maintenance fee and the financial health of the buildings condo corporation. Maintenance fees are paid to the condo corporation each month to cover common expenses in the building such as pool maintenance, security guards, grounds maintenance, etc. Maintenance fees are usually based on the size of the condo unit (square feet) therefore the larger the unit, the more the owner is contributing towards paying the common building expenses. Each year maintenance fees usually increase, as features of the building begin to wear out and need to be replaced and service contracts increase. This is why older condo buildings usually have a higher maintenance fee than newer ones. In addition, the more amenities a condo building offers its residents, such as a swimming pool, also contributes to a higher maintenance fee. Many times I have buyer clients asking me to find them a condo with low maintenance fees. It's not so black and white. You have to ask yourself a few other questions like what expenses do the monthly maintenance fee include? Does it include Heat, Hydro, Water, central air and building insurance? Each condo is different so make sure to find out exactly what is included. One condo may offer a low maintenance fee but utilities are not included whereas another condo may have a higher fee but you don't have to worry about added utility bills. Another thing to consider is the financial health of the condo building. Check with the property management to see if the monthly maintenance fees have been increased lately or if there is an increase scheduled for the near future. Special assessments are also important to take into account. Large repairs such as replacing the roof, are big ticket items. Depending on the situation of the condo corporation, they may choose to bill each unit owner their portion of the cost of the repair. The owner maybe required to pay in one lump sum or may be able to pay for it monthly for a certain time period. This cost is in addition to the monthly maintenance fee. So next time you are looking for a condo with low maintenance fees make sure you take these other factors into consideration. Have your lawyer review the financial situation of the condo and only then you can decide if the maintenance fees are truly ideal.

Why Getting Pre-Approved Before Looking at Homes is Important

Many homebuyers say they are waiting to find the right home before getting pre-approved with a lender, and I let them know that is a bad idea. Everyone should get pre-approved before starting to look for a home, because it helps narrow down their search into homes they can afford, helps their negotiating ability, and helps them find the most home for their money.
A good faith estimate from a lender can make a big difference in negotiating an offer because it helps in writing that offer. If you know how much the closing costs and prepaid items will be, then you can ask the seller to help pay for these items. Not being pre-approved hurts the buyers negotiating ability by not having all the information such as loan type, closing costs, pre-paids, and interest rate, when the offer is written. Also giving the seller a copy of the pre-approval letter with the offer helps give the offer more credibility. Waiting to find the right home and then getting pre-approved slows down the offer process and hurts the chances of getting that home, because if someone else submits an offer on the same home with a approval letter, then they have a better chance of having their offer accepted.
Last but not least, waiting to get financing until after finding the right home decreases the amount of time the homebuyer has to shop around for the best lender/financing available. Homebuyers should get pre-approved first, then look for a home, shop around with different lenders while looking at homes, find the right home, and then decide on a lender within 1 or 2 days of writing an offer on a home.

Buying a condo essentially means buying into a low maintenance way of living. Condos can be an affordable and stress free way to live as each month the owner pays a maintenance fee to cover certain common costs of the building. While having a low maintenance fee is ideal there are other factors to consider such as what is included in the monthly maintenance fee and the financial health of the buildings condo corporation. Maintenance fees are paid to the condo corporation each month to cover common expenses in the building such as pool maintenance, security guards, grounds maintenance, etc. Maintenance fees are usually based on the size of the condo unit (square feet) therefore the larger the unit, the more the owner is contributing towards paying the common building expenses. Each year maintenance fees usually increase, as features of the building begin to wear out and need to be replaced and service contracts increase. This is why older condo buildings usually have a higher maintenance fee than newer ones. In addition, the more amenities a condo building offers its residents, such as a swimming pool, also contributes to a higher maintenance fee. Many times I have buyer clients asking me to find them a condo with low maintenance fees. It's not so black and white. You have to ask yourself a few other questions like what expenses do the monthly maintenance fee include? Does it include Heat, Hydro, Water, central air and building insurance? Each condo is different so make sure to find out exactly what is included. One condo may offer a low maintenance fee but utilities are not included whereas another condo may have a higher fee but you don't have to worry about added utility bills. Another thing to consider is the financial health of the condo building. Check with the property management to see if the monthly maintenance fees have been increased lately or if there is an increase scheduled for the near future. Special assessments are also important to take into account. Large repairs such as replacing the roof, are big ticket items. Depending on the situation of the condo corporation, they may choose to bill each unit owner their portion of the cost of the repair. The owner maybe required to pay in one lump sum or may be able to pay for it monthly for a certain time period. This cost is in addition to the monthly maintenance fee. So next time you are looking for a condo with low maintenance fees make sure you take these other factors into consideration. Have your lawyer review the financial situation of the condo and only then you can decide if the maintenance fees are truly ideal.

A Mini Guide to The Home Buying Process

The home buying process can seem intimidating. You have all those forms to fill out and homes to view. If you follow some basic steps, though, things will all fall into place.
Budgeting
Before you even start looking at homes figure out what you can spend comfortably within your ability. The last thing you want is to find the "perfect" home and then not be able to qualify for your mortgage or worse, purchase the house and not be able to keep up payments. You can find numerous mortgage calculators online that will help you figure out how much of a loan you can afford. Remember, it is likely that you can qualify for a larger loan than you can afford.
Work backwards
Sit down and assess how much you can spend monthly on your mortgage payments, including taxes, insurance and anything else that will be incorporated into the payment. Figure out what amount you can safely borrow without exceeding your abilities to pay your bills. Apply for the loan before you look at homes and you will be able to bid with confidence knowing the money is already in hand.
Inspecting
It can't be stated strongly enough that finding a competent inspection company can save you from unexpected grief. The best way to select an inspector is through word of mouth or referrals. Your real estate agent should be able to provide you with a short list of inspectors worth hiring. The inspector's job is to check every aspect of the home you are considering for problems, common and rare. Some problems are minor and a simple repair is all that is needed, other repairs, often the ones that are hard to find, are appallingly expensive. Imagine finding out a few months after you purchased your home that you need to replace or update all the plumbing. The small sum you pay an inspector pays huge dividends in the end, assuring you that the house you purchased is sound.
Purchasing
With money in hand you can confidently make your bid. Expect the seller to counteroffer and continue the negotiation as needed. Have in mind a set price which you will not exceed or it becomes very easy to overpay. It may be difficult to walk away from a property that you like, but there are plenty of other homes available, and you will find one that fits within your budget and makes you happy.
Once a price is agreed upon you will go to contract. A closing date is determined and the seller is given a date by which they must vacate the home. If there is some question as to their ability to vacate the premises you might want to include a clause in the contract charging the seller for remaining in the home after a certain date. At closing the house is turned over to you legally and you can go ahead and move in. Congratulations!

According to the mortgage broker, John Charcol, just over 20% of purchasers using their services in April 2009 were first time buyers.
Lenders are beginning to lower their requirements for first time buyers. HSBC are now beginning to require only a 10% deposit for first time buyers and since just last week, Lloyds are offering 95% mortgages (ties attached).
There are also a number of government backed schemes offering shared ownership schemes, very low interest loans for people earning less than £60,000, key workers or council tenants, and plenty more initiatives to help first time buyers. Be aware of what is on offer and make the most of them!
Plus of course house prices have fallen since last year by around 15% and are thought to be nearly stabilising at the bottom of the trough. Although they are expected still to fall they are not expected to fall much further.
And interest rates are the lowest they have ever been. Fixed deals are attractive and the monthly mortgage repayments are a lot cheaper than it was just a couple of years ago. They are likely to be cheaper than rental payments and take much less of your monthly income.
It's a good time to buy. There is not much supply on the market with would-be sellers keeping out of the market, or renting out their properties, but if you can find the property you want then go for it. There will after all be some new properties coming onto the market from probate, divorce or job relations. And remember that sellers want a first time buyer - no chain and therefore the transaction should be straight forward.
The economy is in recession and unemployment is expected to continue to rise this year, possibly by another one million according to leading economist, David Blanchflower. With this, housing activity is expected to remain subdued for the rest of the year. If you want to buy a place, and you find what you want then go ahead - make the most of the low interest rates and low prices.
But if you do not find what you want don't feel you have to rush to get something. Any housing price increases will be slow - the economy needs to recover and unemployment needs to be falling which won't be happening until next year at the earliest. And as that happens more houses will come onto the market making it easier for you to find what you are looking for.

Buying a home can be a stressful and time consuming event in your busy life. The good news is that it doesn't have to be. A good real estate professional can take the stress out of home buying by saving you time and taking care of all the hard stuff!
The initial search is the most time consuming and frustrating part of buying a new home, and it's just the beginning. Scanning newspaper ads, websites and driving around looking at yard signs can take what seems like forever.
Then once you find a house or two, or three, or however many, now you have to find a way to comfortably view the insides without the current owners following you around looking over your shoulder. When that happens people tend to just want to rush through and get out without really having a chance to inspect. When we're thinking of buying a house we want to bring the family. We want to open doors, cupboards and closets, not to be nosy but just to get a feel for the place. We want to see the kids run around , gauging their reaction. After all, it's a family event. Everyone wants to feel at "home" in the home your thinking of buying. That's near impossible with the current tenants present. I'm not saying it will happen, maybe it won't, maybe if your lucky, which no ever is, you'll fall in love with the first one seen. Then you'll never know what could have been!
Let's say you find a few houses you might like. You've arranged and rearranged schedules and viewed them. By now your exhausted and the original excitement of buying a new home has definitely worn off. You've probably completely lost track of what you were looking for and why to begin with. It happens, we've seen it.
Your real estate professional, preferably a Realtor, takes care of all the headaches for you. At his finger tips are virtually all of the homes for sale, with detailed descriptions, in any given area. Now you and your family can sit down in the evening together and make lists of what you want in a new home and what you need. Your Realtor then takes that information, your dream list, and narrows the search in a fraction of the time it will take you to do so on your own.
How many bedrooms and baths do you need? The size of the rooms is important. What kind of square footage are you looking for? Do you need a fenced yard? All of these questions and many more can be answered quickly. With this information a list is generated of prospects for your new home. The Realtor then arranges for showings where you can view the house at your own relaxed pace without annoying owners present. This way your family and you get a good feel for the place. Check out as many as you need to. Buying a house is a major event and finding the perfect one is of the utmost importance.
Once He or She has found the perfect home for you, the next step is to negotiate the best possible price. This is done by first putting in an offer on the house. The offer is the price that you, with your Realtors professional help, decide you want to pay for the house. Offers can include extras like window covering stay, leave the refrigerator or sometimes to even do some work on the house. Whatever, the first offer should be reasonable but tilted to your benefit. Getting the seller to pay closing costs or other expenses is a popular offer theme. The seller than excepts or comes back with a counter offer, and on and on until an agreement can be reached. A Realtor is a pro at negotiating. Their job is to guide you through the whole process to assure you the best deal possible.
Once the contract is in hand there are a number of tasks yet to be completed before you get your house. If you haven't already you'll need to find a lender, unless of course your paying cash. A Realtor knows the market and can suggest mortgage brokers to you. Then Inspections and appraisals and more inspections are next. A title company will need to clear the title making sure it's not held up by any previous obligations, liens or trickery.
Finally one day you, the seller and your respective agents sit down at the title company and sign papers. That's the day the house is yours. The real estate professional carried this whole process through for you. They took care of all the headaches, running around and complicated paperwork while you carried on comfortably with your everyday life. Now you and your family can celebrate and move into your new home. But don't despair, there is something you can do for that person that worked so hard to make your dreams come true.

You've heard about the $8,000 First Time Homebuyer's Tax Credit. And you've thought it might come in handy ... someday.
But you're not sure it'll help you now, today. With the projects that require an urgent infusion of cash.
The house you're planning to purchase is in fundamentally good shape, but the landscaping needs attention and you want to install window treatments, too.
Now you can. A little loophole in the $8,000 First Time Homebuyer's Tax Credit allows you to purchase the house between January 1, 2009 and December 1, 2009 and then immediately file an amendment to your 2008 tax return, in order to take immediate advantage of the tax credit.
"Hold on," you say. "How can I purchase the house in 2009 and take the tax credit on my 2008 return?"
